An outstanding detatched house on a corner plot, originally built in 1902 according to plans from the well known local builder Karl Lehovec.

During the 1980’s the heirs of the owner began to make modifications to the building but this was not a great success due to shortage of quality materials.

In 2016 the house was completely reconstructed. The first step was to correct the fundamental structural issues to meet current standards. All joints and supports were strengthened or replaced and oversized ceilings and walls were removed to correct the static loadings and create more space and higher ceilings. All new ceilings are thermally insulated and soundproofed. The new roof was also constructed to the same standards. The external and internal connections for water, heating, gas, electricty and drains were completely replaced.

The entire house is now fully insulated with 50cm walls on the ground floor and 40cm walls on the upper floors.

The new exterior garden walls now match the structural style of the house which has been finished in a style typical of the historic original Říčany houses.

Ground floor

  • The ground floor has a large entrance hall (20 sq.m.), with stairway to the cellar area (37sq.m.) which includes a heated section and an enclosed area with stone walls and brick vaulteed ceilings suitable for a vinotek.

  • The hall also gives onto a corridor (8.6sq.m.) to a large open area (49.6sq.m.) designed for a kitchen/dining area and living room/lounge. This area has underfloor heating and a remote controlled gas fire.

  • This living area is connected to a large terrace (18sq.m.) and the garden through full length french windows.

  • The ground floor also has a laundry area with toilet and wash basin, and shower facility as well as space for washing machine and dryer.

First floor

  • The upper floor entry is a corridor (9.8sq.m.) leading onto two large bedrooms (16.8 and 26sq.m.) each with its own bathroom and toilet (13.3 and 7.7sq.m.) and also entrance to the upper terrace (33.1sq.m.) and stairway to the attic apartment.

Attic

  • The attic is an open area (36.2sq.m.) with large mansard windows, its own bathroom,toilet and shower (9.4sq.m.) as well as connections for washing machine and kitchen.

  • The attic could function as a separate apartment with its own entry or an office / atelier.
